Location, Location, Location!

The recent AP story posted on Yahoo points out to a pattern that is occurring in the Nantucket Real Estate market and that is: location and quality will be the driving forces to attract buyers in a weaker market. On a macro level areas like San Francisco, Boston and New York will lead the way in a housing recovery due to the limited available space. South Florida and Arizona will have a long slow crawl out since the amount of available space is greater than the eye can see.
On Nantucket we see similar trends. Waterfront and unique in-town properties are being gobbled up at a pace we have not seen in several years but other areas like Naushop (where there is a bulging inventory) are languishing and aiding a static inventory that makes Nantucket buyers feel comfortable that there is no rush to decision making. And how about the super goofy properties where no apparent merits are obvious? Forget about it!
So the trend on Nantucket will be an absorption of quality properties and a slowly diminishing inventory that will be long in less unique properties.

Nantucket Real Estate Market Buzzing With the Pending Mega Sale

The Nantucket Real Estate market has been sleepy by all accounts but several recent pending and closed sales in Nantucket's lux end of the market have people speculating. In a modest Barrons blurb one local agent is quoted as saying the market has "gone bonkers" even though he is only really referring to three or four transactions out of a total of 126 sales year to date. And when you consider that there are 686 listings on the market we have to temper our excitement and keep in mind that we remain in a very definitive buyer's market.

The island is looking a little wilted and as visitors walk the streets a bit slower than usual and talk about the heat we have to remember that Nantucket, 25 miles out in the Atlantic, is enjoying mid eighty degree weather with picture perfect beach conditions (bring your umbrella and sun screen) while Boston, New York and Washington are experiencing record breaking scorching temps.
July Fourth Weekend is well under way on Nantucket. The water fight on Main Street went well when measured by how many people were soaked and the weather has been outstanding. The fire works tomorrow night at the Jetties Beach will likely go on without the threat of a fog bank.
We are all keeping our fingers crossed that the amazing weather will keep coming our way!
Nantucket Island Real Estate developer Bob Matthews avoided the auction hammer today as throngs of curious along with several ready buyers awaited the auction of his Cliff Road Mansion. Rumor has it that the developer has come up to date on his past due interest owed to the bank.

After an all out effort to finish the Nantucket Iron Man as a solo in a respectable time (in the front half of the pack) Greg McKechnie tries to beat his personal best at the Brant Point Runner's Tuesday 5K. With a 21:45 finish Greg did not reach his goal but the moment did give him the opportunity to wear his favorite tank top.
