Available for 14 days only in 2026. Located 'in the dunes' at the end of Mass Ave, this adorable beach cottage is the perfect place to enjoy your vacation. Offering two bedrooms and one and a half bathrooms, one of Nantucket's loveliest beaches is just over the dunes. 4 wheel drive is required to access this home. Good to Know Before You Book Reaching the house is part of the adventure. A 4-wheel-drive vehicle is required to access the property, and because the house sits directly in the dunes, sand is part of everyday life—on your shoes, your towels, and sometimes right inside. That’s all part of staying in such a special, natural setting. In order to protect the fragile dune ecosystem, the house is thoughtfully designed with composting toilets and a freshwater bladder system located beneath the house. The water supply is limited but more than sufficient for normal bathing and cleaning when used mindfully. Bottled water is provided for drinking, while the house water is used for showers, dishes, and general use. Everything is straightforward and easy to manage, and clear instructions are provided for guests. The house also features a spiral staircase, which adds to its charm but may not be suitable for guests with limited mobility or very young children. If you’re comfortable with these features, you’ll find they fade quickly into the background - leaving you free to enjoy the beauty, quiet, and simplicity of life in the dunes.
First Floor
The first floor is filled with natural light, with windows on all sides offering views of the dunes and the ocean beyond. The open floor plan includes an updated kitchen, a dining area with a big picture window, and an inviting living area. This level also features a half bath and a convenient laundry area.
Second Floor
The second floor is accessed by a spiral staircase and features two bedrooms and a full bathroom. The primary bedroom includes a queen-sized bed and French doors that open to a deck with ocean views. The second bedroom offers a queen-sized bed along with a bunk bed. Both bedrooms share a renovated hall bathroom with a tub shower combo. This level also includes a cozy nook, perfect for relaxing.
Outdoor Area
There’s a moment in Madaket when the light shifts and everything goes quiet. The wind softens, the grasses move in slow waves across the dunes, and the ocean and bay seem to breathe together. This is where the island feels untamed again—where Nantucket shows you who it was long before schedules, crowds, and noise arrived. Set gently into the dunes, this two-bedroom beach house sits between ocean and bay, surrounded by sky, sand, and water on all sides. It’s the kind of place that feels discovered rather than built—a retreat that belongs to its landscape. From the moment you arrive, you’re aware that life moves differently here. Shoes come off. Time stretches. The horizon becomes the main event. The house is filled with light. Morning sun pours in through wide windows, carrying the scent of salt air and beach roses. The interiors are simple, coastal, and relaxed—designed not to compete with the view, but to frame it. This is a house meant for bare feet, sandy towels, open doors, and long conversations that drift easily from indoors to out. The deck is where days unfold. Coffee tastes better with the ocean in front of you. And in the evening, Madaket delivers its signature show; sunsets that stop you mid-sentence, turning the sky soft pink, then fiery orange, then deep indigo. It’s the kind of beauty that doesn’t need embellishment—only your presence. Living in the dunes means living intentionally. In keeping with its setting, the house is thoughtfully eco-conscious, using composting toilets and a water bladder system. These features are simple to use and part of the experience of staying somewhere truly special—where the goal is not excess, but harmony with the land. This is a place for guests who appreciate nature, respect their surroundings, and understand that luxury can mean space, quiet, and authenticity. Madaket itself is unlike anywhere else on the island. Wild and windswept, it’s known for its open beaches, dramatic skies, and sense of calm. Days are spent swimming, walking the shoreline, biking quiet roads, or simply watching the light change. Nights are for stargazing, listening to the surf, and sleeping deeply to the sound of the ocean. This house isn’t about doing more—it’s about feeling more. More grounded. More present. More connected to the rhythms of the sea and sky. It’s a place to reset, recharge, and remember what drew people to Nantucket in the first place. If you’re looking for polished perfection, this may not be the place. But if you’re drawn to coastal charm, natural beauty, and a slower, more intentional way of being at the beach, you may find it hard to leave. Madaket has that effect.

What we like about Madaket
Madaket features everything Nantucket is famous for — boating, fishing, scalloping, walking, and biking. Madaket Harbor and Hither Creek have an “Old Nantucket” feel with a landscape dotted with simple beach houses and vistas out to Tuckernuck Island.
