The most popular time to visit Nantucket is typically from mid-June through Labor Day. The shoulder season runs from May to mid-June and Labor Day through October. Shoulder season is a great time for a vacation rental on Nantucket because restaurants and shops are still open, but it is less crowded. The off-season is considered to be the winter.
And believe it or not, our returning tenants are already booking their Nantucket vacation rentals for 2023. If you're interested in visiting the island next summer, please contact our team.
The Great Point Properties Process
Timing In the high season, rental properties generally rent for one week to several months. Changeover days are typically on Friday, Saturday, or Sunday so please speak with one of our agents for specific details about the home.
Payment Half of the rental rate and a $50 service fee are due upon signing. The security deposit, typically 10% of the rental amount, is paid along with the last payment and is held by Great Point Properties. The last payment is made at least 45 days prior to arrival. One-week vacation rentals may require payment in full with the signed lease. There is a one-time rental tax which is 11.7% of the total rental rate.
Security Deposit Security deposits are for damages incurred and are not prepaid rent. Damages are not limited to the amount of the security deposit. Long-distance telephone charges, designated utility fees, excessive cleaning charges, and any damage charges, etc., may be deducted from the security deposit. Security deposits are held by Great Point Properties. The security less any deductions will be returned no later than 60 days from the date you vacate the rental property.

Arriving at your Nantucket Rental House Arrival time for rentals is often around 3:00 p.m. Please confirm the exact time with your agent, as it may vary depending on the house. If you get to the island a few hours before your check in, we are within walking distance from the boat and can store your luggage for you.
Departing your Nantucket Rental House Departure time is generally no later than 9:00 a.m. or 10:00 a.m. As a best practice when departing the home please leave the property in the condition in which you found it. This will help the cleaning team prepare the rental home for the next tenant. Please strip the beds and linens, and start the washing machine. Make sure trash is placed in bins, and recycling is separated. This expedites the process and will prevent overage charges, which will be a deduction from the security deposit.
