The Nantucket Real Estate Market

August Market Update

For the first time this year, monthly real estate sales on Nantucket did not surpass the previous year’s monthly total. August 2021 sales settled at $143,960,000, $30,300,000 below the August 2020 total. 29 houses sold, including 9 Sherburne Turnpike for $22,500,000. There were 9 land sales and the Brant Point Inn properties transferred for $10,000,000.

What. A. Year.

The ups, the downs, the craziness. Any way
you look at it, 2020 was one for the history
books. Yet while it was a trying year for so
many (a global pandemic, home schooling,
a contentious election, and so much more),
there were some high points. Those of us
lucky enough to call Nantucket our primary
or second home were reminded of just how
lucky we are to live on this special island.

Great Point Properties compiles data of Nantucket real estate sale from the Nantucket multiple listing service (LINK), the Town of Nantucket Land Bank records, and the Town of Nantucket Registry of Deeds. Our goal is to provide our clients with a consistent view of the Nantucket real estate market using all available means to verify transactions. Great Point Properties includes all sales that are arm’s length market transactions, whether properties were listed by a real estate office or not. We do not include partial sales, inter-family sales, and time share sales. We do include properties restricted by an affordable housing covenant and purchases by conservation organizations.
