Why the Shoulder Season on Nantucket is a Hidden Gem for Sellers, Renters, Buyers, and Island-Lovers
10/27/2025
We are currently in the midst of the “shoulder season” here on Nantucket, a quieter time of the year that typically falls between late September and November. After the hustle and bustle of summer comes to an end, fall on the island sets in, with a special magic of its own. There are fewer crowds, beautiful autumn weather, and a deep sense of community. Not only is fall a picture-perfect time to be on Nantucket, but it’s also a great time for those looking to make real estate decisions on the island.
For All Island-Lovers
Fall on Nantucket is like a scene straight from a storybook - golden marsh grasses, cranberry bog harvests, brisk ocean air, and cozy evenings by the fire. For those on the island, here are some activities that showcase Nantucket's autumn charm:
Take a walk on one of the many Land Bank trails

Play a round of golf
Miacomet Golf Course is the island's only 18-hole public golf course, and is open year-round. Fall is a popular time for this links-style course, which features challenging bunkers and greens. To book a tee time, click here.
Go scalloping
Grab your waders and rakes for scalloping season, which runs from October 1st until March 31 (Wednesday's through Sunday's). By foot, head to any harbor access point just before low tide and try your luck: Monomoy, Fulling Mill, Pocomo, Polpis. Make sure you have your shellfish permit button! You can also choose to join a scalloping field trip, where waders and hand nets are provided for you.
Dine at your favorite restaurants
Smaller crowds on the island means more availability at some of your favorite restaurants! For an up-to-date list of restaurants that are open, click here.

For Selling
Fall is the perfect time for sellers to showcase the cozy, livable side of Nantucket. Think of inviting fireplaces, warm lighting, and tasteful decor. Listing during this season can provide a buyer’s property with more visibility compared to the rush of properties that tend to go on the market in the spring. This time of year might also make it easier for sellers to target serious buyers, rather than any summer browsers.
For Renting
The shoulder season presents a unique set of advantages for people looking to rent. For one, there are considerable off-season pricing perks. Most, if not all, fall and winter rentals see significant price cuts compared to their summertime rates. Make sure to browse our rental page to see options, pricing, and availability. And even if you’re not looking to rent until the summer, now is the time to be planning your visit to Nantucket, as rentals fill up far in advance.
For Buying
For buyers, the shoulder season makes it easier to experience island neighborhoods in a more natural and quiet state. Take a look at properties currently available for sale here. Experiencing the fall here also helps a buyer gauge how long they’ll plan on staying in their future home throughout the course of the year. Though, we think once you experience autumn here, you’ll be hooked.
