A Beautiful Before & After: 25 Hooper Farm Road

If you looked at 25 Hooper Farm Road just six short months ago, chances are you wouldn't recognize it. The two-bedroom, two-bathroom home sold in August 2023 for $1,395,000, represented by GPP Agents Ethan Ulmer and Michele Lindstedt. The 1,052-square-foot single-family home was originally built in 1960, and when new owners Jason and Alexis purchased the property, they were excited to have a renovation on their hands. They completed the project in under six months, and if you've ever done work on Nantucket, you know it's no easy feat. With 25 Hooper Farm Road now available to rent this season, we were excited to ask the new homeowners how they got it done:
Was this your first project on Nantucket? How did you decide it was a home renovation you wanted to take on?
"It was! We have been searching for just the right home on Nantucket for years. As soon as we saw this property with its central location and large yard, we knew this would be the perfect project to turn into a beautiful home for our family, friends, and future guests. While it started as a smaller project, we discovered issues with the electrical and missing insulation which turned it into a big undertaking to gut the entire house down to the studs. We kept the original floorplan (for now) and hope to expand by adding a third-bedroom primary suite next year."
What was the hardest part about renovating a home on Nantucket?
"Accessibility. Not being able to easily visit the project at any time given the logistics of getting to the island means that there were many milestones we couldn’t see in person, oftentimes getting updates and having to make decisions on things like finishings over the phone. You also need to have someone locally available to accept the delivery of items and naturally things don’t always go as planned. Luckily the island is full of great people and not too big, so finding someone to help isn’t an issue."
What is your new favorite part about the current design/space?
"We love the openness of the space, the new higher ceilings, and the lighter color scheme that all make the house feel much larger than it previously did. Our favorite place in the house has to be the dining area with the large wooden table where families can gather for meals, board games, or even get work done. It’s a great universal space."
Who did the design work on your house and what look were you going for?
"Deena Gilbey with Acksent Design helped us achieve that modern beach house style with the classic Nantucket flavor that we were going for. Everything from the fixtures to the furnishings and even the bed linens were specifically picked out to make the home feel cozy and simple yet luxurious."
Knowing you were planning on renting your home, what were some of your "must-haves"?
"Flexibility within the use of the space was very important to us. With only two bedrooms we wanted the home to be accessible to many different groups of people including families, couples & friends. We thought the bunk beds added to that versatility so that a family with more than two kids or kids who want to bring friends along have that extra sleeping space. Storage was very important and previously lacking in the original home. As a family of four, we understand all that needs to be packed and organized with you on vacation. All the closets were redone, the bedrooms had custom shelves put in along with the hanging bar, a laundry closet was condensed by getting a stackable washer and dryer, and a pantry was created using that extra space."
